Accredited Buyer Representative
What is a Real Estate Buyer's
Representative?
A real estate buyer's representative represents the consumer who is purchasing property in a real
estate transaction.
The buyer's
representative works for, and owes fiduciary responsibilities to, the real
estate buyer.
The buyer's representative has the real estate buyer's best interests in mind
throughout the process.
The buyer's representative is compensated by the buyer through a negotiated
fee. In some states the commission is split between the buyer's and seller's
representatives based on the selling price of the real estate property.
It is important for the
consumer to discuss the buyer's representative's compensation in the initial
interview.
In many cases it is recommended that the consumer and the buyer's representative
agree to the terms of compensation prior to viewing properties and sign a
written agreement based on those terms.
The agreement should spell out the responsibilities of both parties throughout
the process.
Why use a Real Estate Buyer's
Representative?
As a consumer, how
often do you buy real property? Once? Twice? Maybe three times in your
lifetime?
Purchasing real estate is a complex and major transaction with many details to
be handled. In the majority of cases the seller will be represented by an agent.
Wouldn't you want to have complete and fair representation in the real estate
transaction?
The real estate buyer's representative is responsible to protect the client's best interests. Research by the NATIONAL ASSOCIATION OF REALTORS® has shown that when a buyer's representative is used, the prospective buyer found their home one week faster and examined three more properties than those consumers who did not use a buyer's representative.
Certified Residential Specialist
My particular interest is in the delivery of client services in both residential seller / buyer representation and residential property management, using emerging information technologies to simplify the real estate transaction for today's more sophisticated real estate consumer.
What's a CRS?
The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education.
Since 1977 the Council of
Residential Specialists has been conferring the
CRS Designation on agents who meet its stringent
requirements. Currently, there are more than
34,000 active CRS Designees.
Why Use a CRS?
Today, home buying and selling is faster, more complex, and more competitive in every way. Our goal is to make the process a little easier for you. The first step is choosing the right REALTOR®.
Experience - To earn the Certified Residential Specialist (CRS) Designation, every REALTOR® must have significant experience and volume of real estate transactions.
Ethics - Every CRS Designee is required to maintain membership in the NATIONAL ASSOCIATION OF REALTORS® and to abide by its strict Code of Ethics.
A Focus on Home Buying and Selling - To help make the home buying and selling process more rewarding, every CRS Designee must have a proven track record in the business, as well as advanced education in related areas like finance, technology and marketing. Work with the top 4 percent.
Technology Expertise - The training available to CRS Designees includes a strong focus on technology and its applications in the real estate business.
When you're on the Internet, you don't have time to waste on endless searches for useful real estate information. You want to get things done quickly and without hassle. So chances are you'd like a real estate agent who
Enter the e-PRO. An e-PRO is a REALTOR® who has successfully completed the e-PRO training program for real estate professionals. Endorsed by the National Association of REALTORS®, the e-PRO course teaches professionals the nuts and bolts of working with real estate on-line: Web sites, e-mail, on-line tools, and most of all, what today's consumer really wants.
What does all this mean to you? There are several benefits of working with a certified Internet professional.
Tired of struggling to find information? e-PROs are more likely to have access to the latest Internet utilities, making your life easier. These tools may include:
The result: you get more information, more easily. With electronic files, you have less paperwork to deal with. And since your agent uses e-mail, you can even eliminate phone tag. The e-PRO streamlines your entire transaction, from showing to closing.
An e-PRO's access to advanced technology can save you considerable expense. You have more tools to find or market your home, so you're likely to get a better price. With on-line home tours, you reduce in-person showings---and the costs involved. And by using e-mail, you save money on long-distance calls and fax charges.
Relocating? An e-PRO is ideal for you. With the tools to do your research electronically, you can make a decision on a home the first day you're in town---or without traveling at all. You and your family save on travel costs. And after you've decided to buy, monitoring the sale by e-mail saves you even more.
Should you use an e-PRO? Yes---especially if you're an Internet user.
In this fast-paced age, technology has become a necessity. An e-PRO is
someone who has recognized and responded to the needs of the new
consumer. If you choose an e-PRO, it's a safe bet you'll get the kind of
service you want---and need.

The Military Residential Specialist (MilRES) Program offers real estate professionals the opportunity to help'military clients and their families while growing their own business in this important but underserved market segment.
For our purposes, we define military as veterans, active duty, retired and reservists because all have benefits and legal protections that are complex, sometimes convoluted and often ignored. Veterans, reservists and active duty personnel are looking for Realtors® who understand the complexities of the benefits available to them and their families.
MilRES was created to do just that. The MilRES class and Gold member program were designed by nationally recognized Realtor® and trainer, Buddy West, who has in turn trained other instructors. All MilRES instructors are top-producing Realtors® and were master instructors prior to the MilRES training. MilRES has developed relationships with the Department of Defense, Veteran's Administration, key Congressional leaders and others who share our goal to help the military community without any additional cost to them.
Working together, we hope to make a difference in the lives of our veterans, our active duty personnel and their families.

David L. Alexander with Long & Foster Real Estate, Inc. has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.
According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new "traditional" transaction. REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.
As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results," said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.
"Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it's extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases." The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves.
